A long, shaded lot in Broadmoor hadn't been touched since the house was built. Cracked concrete, struggling bluegrass, and Juniper beds that had grown into a wall.
We removed 4,200 square feet of failing turf, regraded for drainage off the foundation, and rebuilt the driveway apron in large-format bluestone. The back yard became three rooms: a covered flagstone dining patio off the kitchen, a fire-pit terrace down the slope, and a quiet reading bench tucked into an aspen grove. A Rachio smart controller manages seven zones, all running drip or MP rotator heads.
