Most of the yards we meet for renovation have the same story: a builder-grade install 15 years ago, a few rounds of DIY fixes, an irrigation system that's been patched more times than it's been designed, and a lawn that never quite worked on the clay it sits on. Renovation is how you get out of that cycle.
We strip, regrade, rebuild the irrigation, and replant — sometimes in one 6-week push, sometimes phased across two seasons to spread the budget. You get one point of contact, one warranty, and one crew from first demo day to first mow. Phased projects come with a phasing plan so every season leaves the yard looking finished, not half-done.

Do I need to move out during renovation?
No. We stage the work so you have access to the house, a usable driveway, and working water throughout. Loud work is scheduled 8am–5pm Monday through Friday.
Can I phase over multiple years?
Yes, and many clients do. A unified design up front means Phase 1 (say, the back patio and beds) looks finished on its own, and Phase 2 (irrigation rebuild and front yard) picks up cleanly the next spring.
What about existing mature trees?
We protect them with fencing during demo, avoid compaction inside the drip line, and don't change grade within 5 feet of the trunk. Mature trees are the hardest thing to grow back — we treat them as assets.
Can you work with my budget?
Yes. A renovation at $30k looks different from one at $120k, but both are possible. We scope to the budget you have, not the one we wish you had.
What's the 30/90 day walk?
We come back at 30 days and 90 days after install to check settling, irrigation function, plant health, and anything else you've noticed. Small adjustments are no-charge and included in the project.
